Repiping a house in the Bay Area: what it costs in 2026
Low water pressure and discolored water can come from old, corroded galvanized pipe. This guide lists the published price ranges for a repipe, the Bay Area rules that shape the job, and what a repipe quote has to spell out. Chet asks 8 to 10 plumbers for written quotes and ranks the replies. Your first request is free.
A repipe quote can describe three different jobs: new supply pipe inside the walls, a new service line from the meter to the house, or both. It can also leave out the wall and ceiling repair, the permit, and the fixtures a city may want replaced before it signs off. Two repipe quotes for the same house only compare once each one says which of these it covers.
The rows below give published national ranges for each piece of the work. The rules after them come from Bay Area water utilities, Bay Area cities and California law, because they decide what the job has to include here.

Bay Area and California rules that shape a repipe
The San Francisco Plumbing Code lets a leak be repaired without a permit only when no pipe is cut into or removed. Replacing pipe is not on its list of work exempt from a permit.

Corroded galvanized pipe. Once the zinc coating is gone the iron rusts and mounds called tubercles grow inside, which can cause low pressure and discolored water. EBMUD says galvanized pipe was common for drinking water before the 1960s. A magnet sticks to it, but not to copper, plastic or lead.

Scope: every supply line in the house or only part of it, and whether the service line from the meter is included.
Pipe material and size for each run, and how many fixtures get new connections.
Openings: how many in walls and ceilings, who patches and paints them, and whether that is in the price.
Permit: which city, who pulls it, the fee, and whether the city will require new fixtures before sign-off.
For a galvanized or GRR service line: who flushes the line after the work and whether a lead test is arranged.
Water heater, shut-off valves and hose bibs: replaced, reconnected or left as they are.
How many days the job takes and how many hours each day the water is off.
Payment schedule with a down payment inside the state limit, and the warranty in years for pipe and labor.
